Common questions
How often should communal areas in a block of flats be cleaned?
It depends on how many flats share the space and how much foot traffic it gets. Small blocks of four to six flats are usually cleaned fortnightly or monthly. Larger blocks, student lets and HMOs are typically weekly, and buildings with a lift or a busy entrance often need more. We'll recommend a frequency after seeing the building rather than guessing.
Who is responsible for cleaning communal areas in a block of flats?
In most leasehold blocks the freeholder or managing agent is responsible, and the cost is recovered through the service charge. In an HMO the landlord is normally responsible for shared areas. We invoice whoever manages the building — landlord, agent or residents' management company.
Do you clean HMOs and student properties?
Yes. Shared kitchens, bathrooms, hallways and stairs in HMOs are one of the areas we're asked about most, including turnaround cleans between tenancies.
Can you work around residents?
Yes. We work to a set schedule so residents know when to expect us, keep walkways safe while cleaning, and can start early or work later in the day where that suits the building better.
